A luxurious townhome development has begun construction in Niantic, providing beautiful residences just steps from all the amenities of this convenient waterfront community.
Construction has commenced on Forty5 Hope, a set of nine Federal style townhomes being offered by the Bill Heenan Group at Heritage Properties. The development will include six attached homes adjacent to one another on Hope Street, with three freestanding residences set farther back on the lot.
Each 2,100-square-foot property will include two bedrooms, each with their own bathroom, as well as an additional half bath and a study. The bedrooms and laundry room are located on the second floor, which allows for a more spacious kitchen, dining room, and living room on the first floor. Each unit also includes an attached garage and a deck.
Every home can be individually customized. Heenan says one unique feature is a floor plan designed to host a residential elevator which can service every floor of the unit, including the basement.
“Every unit will be designed so they can have an elevator installed now or later, when life demands it,” he says.
All homes will have a full basement as well as municipal water and sewer connections. Standard features include nine-foot ceilings, hardwood floors, customized granite kitchens, Hardi Plank exterior siding, high efficiency propane heat, central air, and Anderson hurricane resistant windows. Although they are located less than a quarter-mile from the water, the homes are not in a flood zone.
The properties have direct access to the sidewalk, and a variety of attractions are available within a short walk. These include the Hole-in-the-Wall Beach, Niantic Bay Boardwalk, McCook Point Park, and plenty of shops and restaurants. The Niantic Farmers’ Market sets up just around the corner from the townhomes, giving residents an easy option for picking up fresh fruit and vegetables.
Forty5 Hope was designed by Mystic architect Peter Springsteel and is being developed by Scott Desmond. Springsteel and Desmond previously worked together on a 24-unit condominium complex in Westbrook, and are also in the process of designing and developing the Sawyers Cove subdivision in Waterford.
Heenan says the quality of the construction ensures that the maintenance costs and association fees for each unit will be minimal. He is currently taking reservations for the townhomes, which will be completed in the summer of 2018. Prices start in the mid-$400,000 range.
The Heenan Group will be hosting an open house and an initial offering from 11 a.m. to 1 p.m. on Saturday and Sunday on site at 45 Hope Street in Niantic.
