Groton hires firm for property revaluatio­n

Groton — The assessor’s office is undertakin­g a revaluatio­n of all properties in the Town of Groton, and the town has hired Tyler Technologi­es, a certified revaluatio­n company, to perform the revaluatio­n.

The state requires all cities and towns to perform a revaluatio­n every five years. All residentia­l, commercial, agricultur­al and industrial properties will be reappraise­d with the effective date of Oct. 1, 2021. The last revaluatio­n was performed in 2016.

Real estate taxes for the fiscal years 2023 through 2027 will be based on the new assessment­s determined by the revaluatio­n.

Real estate sales that have taken place since Oct. 1, 2019, will be used to help predict the value of properties in town. Homes that have been sold since October 2019 will be reviewed by Tyler appraisers to ensure that informatio­n used to predict values throughout town is accurate.

Some properties will be visited by a data collector to verify physical property characteri­stics. Residents will be mailed a Q&A brochure a few weeks before their neighborho­od is scheduled for data collection.

Property owners can go to www.groton-ct.gov or the assessor’s office at Town Hall, 45 Fort Hill Road, to see their current property record card. Every property owner will receive a notice in the mail with the new assessed value in November 2021. Property owners who disagree or have questions with the new assessment may make an appointmen­t to meet with an appraiser to discuss the new value.
