Age-55-plus neighborho­od offers ranches fromupper $300s; residents also appreciate clubhouses loaded with activities

One remarkable thing about the success of Toll Brothers’ all-ranch neighborho­od at Inspiratio­n, off E-470 at Gartrell in Douglas County, is that around half of the buyers who arrive for a look have no idea of the community amenities that power its age-55-plus lifestyle. “They love our ranch models and our prices, but often have no idea of how much more they’ll get here as part of the package,” says community sales manager David Foster.

That package includes a newly opened 20 Mile House community center that has a pool with a walkup bar close by, along with three tennis courts, a demo-kitchen, yoga studio and lots of spaces designed to foster the sorts of activities that are so prominent at Toll Brothers’ age-55-plus Anthem Ranch in Broomfield. The pool opens Memorial Day weekend; but residents are already forming dozens of clubs, many of them outdoor oriented, according to Kaylin Hicks, lifestyle director at Toll Brothers Inspiratio­n.

All of that’s in addition to a full complement of amenities that accompany the broader master plan at Inspiratio­n — including an “Inspiratio­n Club” pool center, parks and trails already open, and an additional complement of community activities coordinate­d by a community-wide lifestyle director. (You can explore those possibilit­ies at a “Brews-and-brats” event that Inspiratio­n Club is hosting Thursday evening, June 1, from 5 to 8 p.m. There’ll be craft beers and bratwurst, along with live music.)

According to Foster, that gives Toll Brothers residents a unique choice. “Some of our buyers like the idea of being part of an age-restricted community, while others like having some younger neighbors and kids,” he says. “Inspiratio­n is a place where you can choose your own balance.”

In a season when Denver-area home prices are hitting higher levels, you can also choose from a wide range of prices, adds Foster. Toll Brothers shows three collection­s of ranch designs, including large and luxurious Boulder Collection ranches that reach prices into the $600s and $700s on some sites. But Foster has also overseen numbers of sales this season to buyers who have kept their budget under $400,000 — well below the median singlefami­ly home price in the metro area last month.

You can pick a site and plan your price range and your features (Toll Brothers has some sites with views and walkout basement possibilit­ies); or you can choose from a dozen homes that Toll Brothers has on track to deliver between now and this fall. Those include a Bancroft ranch with 2,403 square feet finished plus a basement and two-car garage, including an extended island kitchen and 12-foot sliding doors to the outdoor areas, at $579,995; or a luxurious Montana Classic plan, just short of 2,900 square feet, with a

designer fireplace and tray ceilings in the foyer, $719,899.

As numbers of recent buyers are opting for Toll Brothers at Inspiratio­n while they’re still working, you’ll notice how well this commuter location works for reaching the Denver Tech Center via E-470 (15 minutes) or DIA (25 minutes). To tour Toll Brothers’ models from I-25, take E-470 east past Parker Road to Gartrell Road; exit and head south a mile to Inspiratio­n Lane.
