You can’t get closer to Union Station than The Coloradan will be, wrapped by dining, Whole Foods and the DIA train

How much does $ 525,000 buy, coming into a new year for Denver’s real estate market? For $ 525,000 you can buy a new tract home on a quiet suburban cul- de- sac ... or for $ 525,000 you can buy a condominiu­m in the first for- purchase building created in downtown Denver in the past 10 years, looking directly down on Union Station’s mushroomin­g urban nexus, plus Whole Foods across the street, and the most dynamic restaurant/ bar scene you can imagine.

Within three blocks of The Coloradan — East West Partners’ newest urban addition as part of a transforme­d Union Station — more than a dozen trend- setting brasseries have already arrived over the past two years ( Stoic & Genuine, Kitchen Next Door, Mercantile, Tavernetta, Zoe Ma Ma, Citizen Rail, Wewatta Point, Public School 303, and on and on). That’s without getting into venerable taverns like Chop House, Rodizio, Venice and Wynkoop Brewing that are just as close.

Did I mention Coors Field? It’s 3- 1/ 2 blocks away.

There are so many walkable amenities adjacent to The Coloradan’s site at 1750 Wewatta that planners at East West are having to sort through possible tenants for the building’s 19,000 feet of street- level retail, for concepts that don’t duplicate things already there. “We initially envisioned a really cool whiskey bar for The Coloradan, but then we learned about plans for Hearth & Dram, which will offer more than 300 different whiskeys, directly across the street in the new Hotel Indigo,” says Brad Arnold, East West’s vice president of sales and marketing.

Indigo is just one of three new hotels, totaling 492 rooms — including The Crawford in the station itself — a great amenity for Coloradan homeowners, Arnold adds. “The developmen­t of the Union Station Neighborho­od over the past few years has been truly remarkable,” he says. “And delivering into a fully mature neighborho­od when we’re completed at the end of 2018 is a huge luxury for our buyers.”

The Coloradan’s 301 residences, plus 33 affordable homes, will sit atop a groundfloo­r retail component designed as an open marketplac­e concept beside the historic train station — a kind of gateway through which travelers and other visitors will pass from the station’s tracks, on to attraction­s at Union Station, and further west in LoDo and Riverfront.

This is already remarkably successful. At The Coloradan’s sales center two blocks south in the new Triangle Building, East West has taken contracts on 185 units since Aug. 22 — well over half the entire buildout, including all of the studios and four out of seven of the 19thfloor penthouses ( those start at $ 3 million). Nonetheles­s, Arnold took me for a hardhat tour, halfway up the building, to show the wide assortment of views still available. You can still find one-, two- and threebedro­om homes that’ll glimpse the field seats at Coors; or look west through Riverfront to Long’s Peak; or through the canopy onto the station with its iconic “Travel by Train” sign, where Amtrak’s California Zephyr pulls in twice daily.

Where could you buy the very most convenient home in the Denver area for catching a plane? That would be at The Coloradan — where you’re literally 150 feet from the elevator to the new A- Line Commuter Rail to DIA.

But prices at The Coloradan have been and will continue to be adjusted as sales are made — and Arnold highly recommends you visit the sales center now to review all currently available homes rather than waiting for whatever the new year brings. All 116 remaining residences have now been priced; and you’re able to go to contract with 3 percent earnest money. To visit the sales center, 1550 Wewatta St. in LoDo, from Speer Boulevard opposite the Pepsi Center turn north on Wewatta and continue just past 15th Street to the Triangle Building. Park indoors ( bring your ticket along for a voucher), and then check in with security on the main level for admission.
