Average prices for new homes along the Front Range, including ranches, are pushing into the stratosphe­re. However, if you don’t fit the profile of the average buyer that large-scale builders are looking for, you can still find some nice surprises. G.J. Gardner builder Bill Anner will show you a few of those today, including a new 1,700square-foot ranch at $464,950, with a full-wide threecar garage and basement, on a 2-acre site — about 14 times the size of typical sites that big corporate builders are showing now. “Our buyer is somebody that can’t get what they want from production builders, can’t find the privacy, or can’t get the changes they want the builder to make,” says Anner, who has around 16 custom projects underway now, from Boulder east to Strasburg, from Castle Rock north to Plattevill­e. Plattevill­e is where G.J. Gardner has that new ranch open today, ready for move-in, at Pelican Lake Ranch — a community with trails and pool club, close to Milton Reservoir, about 45 minutes northeast of downtown Denver. If that doesn’t float your boat, Anner has two homes open, each with golf course views: a 5,000-square-foot main-floor-master-suite design with walkout basement, ready to go on the fairway at Blackstone Country Club in southeast Aurora, for $875,000; and a four-bedroom, 4,000-foot Tudor backing to Colorado Golf Club at Vista Ridge in Erie. It’s just far enough along to preview, at $764,950. You can visit all three, with treats out, noon to 3 p.m. Meanwhile, G.J. Gardner is the place to start anything out-of-the-ordinary. If you own a site, Anner can create a home for it from the mid-$400s. If you’re looking for a site closer in, Anner will find one and create a finished home-and-site package from the mid-$500s. His projects now underway show both situations, including a custom in Boulder ($1.4 million), another in Bennett ($400s), and another on acreage at Elkhorn Ranch in Elbert County ($700s).
