Sneak a peek at Koelbel’s Peak II model – new two-bedroom home in Denver’s trendy Berkeley area, from only $634,000

If you’ve been shopping in Denver’s trendy Tennyson/ Berkeley area for an attainably priced home, Koelbel Urban Homes has a great option to preview today: a Peak II Flatiron paired-home design, from $634,000, with all the advantages of Berkeley’s location and none of the projects that fixer-uppers require. KUH’S new 5390’ neighborho­od — which refers to the area’s elevation, 110 feet higher than Denver’s official mile-high elevation — is just nor th of Tennyson’s restaurant row, surrounded by Willis Case Golf Course, a 15-minute rush-hour commute from Speer Boulevard in downtown. Like older homes in Berkeley, they’re close to some of Denver’s nicest parks and best restaurant­tavern scenes, with dozens of new attraction­s open — while offering new, brighter interiors for entertaini­ng, better usable space and two-car attached garages. The new Flatiron model isn’t set to open until July 28; but you can get a first peek inside today: almost 2,000 square feet of space including finished basement space, a two-car attached garage and a rooftop deck. That model is from KUH’S new Peak II series, priced in the high $600s and $700s — and already pre-selling rapidly. Nearby, you’ll see where KUH is starting six Lookout series homes — an even more attainably priced Peak II series, offering two bedrooms, two baths plus a powder room, 1,772 square feet plus rooftop deck and twocar attached garage (basements are optional). They start at only $634,000, a real price that will deliver a home early next year, if you don’t add options. You’ll also see the other series that defined 5390’ for higherend buyers, including the finished model of KUH’S larger, fast-selling Peak I collection. If you like its looks, Koelbel’s Thomas Prendergas­t will show you a final available Peak I home, just like the model, that’s ready to deliver — four bedrooms and four baths, over 2,300 finished square feet, at $1,025,089. KUH also has one new singlefami­ly Prairie design remaining on Vrain Street, priced at $1,235,239. “The popularity that 5390’ has displayed with high-end buyers underscore­s the value of the lower priced Peak II designs now arriving,” says Dana Keller, KUH’S vice president for sales and marketing. “The higher-end Flatiron plans have already pre-sold rapidly — not surprising, as a $600s price point in a master-planned golf course community is a rare find. The lower priced Lookout plans are just as good a value, and they’ll disappear fast.” During your visit you can pass through Berkeley’s Tennyson Street, a mile south, and you can see how quick the commute is to downtown and Lodo (5390’ typically shows a better downtown commute than from Hilltop, Wash Park or Observator­y Park), as well as the quicker getaway for heading west to ski areas. From West 38th Avenue in Berkeley, take Tennyson north a mile to West 50th and turn west to KUH’S model; or from I-70, exit either westbound at Lowell or eastbound at Sheridan, and continue a half mile to Tennyson, then turn north.
