Hooked on Granby: Big resort home at River Run puts new owners in fly fishing paradise, with room for kids and grandkids

When Sun RV Resorts was ready to open a line of large, affordably priced resort villas at River Run Resort in Granby last March, the idea resonated with Randy and Sandy Hume of Colorado Springs. Last summer, the couple had driven their fifth-wheel RV up to River Run for a weekend, liked the amenities, and decided they’d come back to see the models.

But just as the models were ready, Covid-19 descended on Colorado—and nobody was able to visit anything for months. But Randy and Sandy hadn’t forgotten River Run, and over Memorial Day they were one of the first to get a look. And last Friday they became the first people to move in—randy planning to fly-fish at least part of the day.

Now, numbers of other buyers have jumped on the offering; five under contract, and more in the pipeline.

“This is one of the last, affordable places to buy something close to water, to skiing, to Rocky Mountain National Park,” Randy said as they were packing to move.

Their new home is ‘Lookout Lodge’ plan you can tour as a model—for around 1,500-feet-finished, two bedrooms, two baths in a single-family ranch; that has a second complete unit adjacent across the deck where the Humes plan to have their daughter, son-in-law, and two grandkids, 9 and 7, as regulars.

Meanwhile, Randy has landed smack-dab in a fly fishing paradise—one that reminds him of angling he did as a kid in California’s High Sierras. Other attraction­s are just as accessible—skiing at Winter Park and Granby Ranch; trails into the national park; and shopping and dining at Grand Lake.

Family-style amenities

River Run has its own family attraction­s—big pool, year-round hot tubs, a nice bar and grill, bowling alley, and kid-themed activities including a gold panning sluice. Homes are manufactur­ed to keep prices low (they start at $274,900); and residents pay a monthly resort fee of $850 that covers the amenities, plus maintenanc­e, some snow removal, and the property taxes.

To offset that, River Run has a rental management program that would rent owner’s homes out from $325 per night during ski season and the mud months; for $375/night

Randy and Sandy plan to use their home less in ski season, hoping rentals will offset the summer months when the fish are biting in the Colorado River. (It runs right through the property, close to River Run’s stocked pond. Colorado license and a Granby town permit are required).
