Rush for ranches: As a hot winter market grows even warmer, Inspiratio­n has incentives to get started now

You’ll find incentives to start now—including zero lot premiums and $10,000 toward options on some Boulder Collection sites

The market for new retirement ranches was already running hot before the turn of the calendar brought even more buyers out to look—highly evident at Toll Brothers’ flagship age-55-plus community Inspiratio­n, off E-470 at Gartrell Road near Parker.

These six, smart-looking ranch models at Inspiratio­n are suddenly seeing 30% more buyer traffic in the new year, says Toll Brothers’ Tanya Miller, whose team will show you those—along with a rare ranch that’s unsold, ready to move into now.

Incentives to start now

“You need to hurry in before the homes we’re starting now are all gone,” says Miller—adding that this is a chance to lock in a price before they go up— something virtually all builders are expecting now.

Adding more urgency is a surge of buyers arriving from out of state. When I visited the models midweek, I talked with one couple from San Diego who were shopping not just for themselves, but for his mom and dad, her mom and dad, and a fourth couple—all preparing to leave California. Another buyer was looking for in-laws setting to move from St. Louis; while a Realtor was previewing the models to show them to clients arriving from Chicago.

Miller says that even if you’re just beginning to plan a move from your older place, there are lots of reasons to get started—including some special ‘Complete the Street’ incentives that Toll Brothers is offering now. Those include zero home site premiums on select lots available in all collection­s at Inspiratio­n. On premium Boulder Collection ranches that come with 3-car and even 4-car garages (you can tour two models), Toll Brothers has zero premiums on two sites you’ll see, and $10,000 toward options you can pick. “The first step is to come see what an improvemen­t these are over your older, highmainte­nance, multi-story house,” she says.

Right now, Toll Brothers only has just that single ranch that can deliver right away. You can tour that Carson Classic design, 1,714 sq. feet, with gas fireplace in the entertaini­ng area and a covered rear patio, priced at $539,995.

If you’re planning a move later, it’s essential to get the timing right in a market where the value of older homes may still be increasing, while you can lock in the cost of the new place now.

You’ll see Inspiratio­n’s complement of parks and trails, and its Hilltop Club pool and community center—centerpiec­e for an active calendar of social activities that residents really use, says Miller.

She adds that guidelines allow a percentage of purchasers to be younger than 55. To visit, exit E-470 at Gartrell and turn south.
