Rare listing comes on the market Tuesday in Lakewood’s Green Mountain at $595,000

Just how hot is the market in Lakewood now? Last week, Lakewood expert Jamie Schingeck with Re/Max Profession­als put in an offer on behalf of clients for a home in central Lakewood at $4,000 over its upper-$500s asking price, but lost out by a mile: The winner had come in at $25,000-over-asking-price and had waived right to an appraisal.

“It’s crazy out there; I feel sorry for bidders because it’s hard to be rejected,” Schingeck adds. She and her teammate, sister-in-law Stephanie Schingeck are doing their part to add inventory this week, with a 4-bedroom/3-bath home that comes on the market Tuesday in Lakewood’s very popular Green Mountain neighborho­od.

It lies a mile from trails into vast Hayden/Green Mountain Park and open space; and shares Green Mountain’s great access both to the foothills and to downtown (neighbors bike to Light Rail, three miles north).

At 1402 S. Vivian Way, you’ll see a ranch that’s been extensivel­y remodeled by Jack’s Roofing, after the contractor (they offer work opportunit­ies to those struggling with homelessne­ss) did a roof replacemen­t on the house, then bought it outright and did a thorough makeover: new kitchen with new appliances and cabinets, new baths, paint, and refinished hardwood floors.

You’ll see a home on an exceptiona­lly large third-acre site, with added bedrooms in the basement with a couple of larger, daylight windows. The price, Schingeck adds, is centered right within a very low number of recent sales over the past month nearby—the only home on the market within blocks, save for a single for-sale-by-owner. The Schingeck team, which calls itself ClickToBuy Homes, will hold an open house Saturday the 30th, 11-2; but Jamie expects it to sell over asking price.
