Mountain majesty: Steamboat’s allure draws families to custom homes at scenic Alpine Mountain Ranch

As the pandemic moves into the rearview mirror, the changes it worked in Colorado’s resort real estate market are still vivid—with families reimaginin­g where they want to be, less tied to the core city and its density—a possibilit­y you can readily experience now six minutes from the lifts in Steamboat.

At Alpine Mountain Ranch & Club, a luxury community of custom homes on acreage sites, 11 purchasers have bought scenic home sites and one has bought a home since the first of the year, following seven others who purchased homes or sites in 2020.

Alpine Mountain Ranch’s 63 sites (they’re sized at five acres each and currently start from $1.75M) had seen growing sales before 2020; but interest took off as the pandemic descended. Now, more than a year into that phenomenon, the community marked its highest-ever home site sale last month, at $2.75 million.

Custom market homes

Meanwhile, custom builders have 12 homes underway, including some ‘market homes’ that you could get involved with early-on in the process, from around $5.5 million.

Those include a mountain-transition­al design called the Meadowlark, a 5-bedroom/6bath walkout ranch with 5,680 finished sq. feet, opening to a west-facing panorama of the south Yampa Valley, with views of the ski mountain and Alpine Mountain Ranch’s own wildlife preserve. It’s now at $5.965M.

Another underway is a mountain-contempora­ry ‘Trilogy’ design, 5-bedroom/7-bath, to deliver 5,200 sq. feet, with wide-open entertaini­ng areas, multiple fireplaces, a home office off the master, a wine cellar, and a ‘fun room,’ on a site wrapped in aspens and views. It’s now at $5.45M.

“These homes showcase the style that today’s luxury buyers want,” says Suzanne Schlicht, Director of Sales at Alpine Mountain Ranch & Club.
