Koelbel launches new-urban homes at Boulder County’s Autrey Reservoir, near Flatiron Crossing
Koelbel Urban Homes, builders of luxury new-urban designs that are fast sellers in Denver areas like Lowry, Berkeley and Sloan’s Lake, is readying a collection of homes for a site just west of Flatiron Crossing, along Boulder County’s scenic Autrey Reservoir.
“This is a location where large, low-maintenance homes are in high demand,” says Dana Keller, Vice President of Sales at Koelbel. “They’ll have the luxury features and a walkable location without the Boulder price tag—perfect for buyers working at tech campuses in Boulder and along the Turnpike corridor; as well as for those who are moving to Colorado to be closer to family in Boulder, Superior or even Arvada and Broomfield.”
The location, only 10 miles to Boulder and 17 miles to Denver, works well for those split households with owners working in both.

Koelbel’s Montmere at Autrey Shores will show the chic, contemporary styling that’s in line with the builder’s very successful communities in the city of Denver, Keller says. Two-bedroom and 3-bedroom floor plans range in size from 1,460 sq. feet to a roomy 3-bedroom/3-1/2 bath plan at 2,979 feet, with a 3-car garage.
All of Montmere’s designs will provide a rooftop deck with the option for an outdoor kitchen, taking advantage of views of the Flatirons and the mountains behind Boulder available from this site along the reservoir. Koelbel will also offer the option of an elevator in some plans, creating a home with the convenience of main-level living, at a much lower cost-per-foot than is typical for Boulder County.
Keller adds that Montmere residents will
have great access to recreation, from a location along 13-acre Autrey Reservoir, lined by trails. It will be a short walk from Autrey Park and from hiking/biking trails into Boulder County’s vast open space. Interlocken Golf Club is less than five minutes south.
Meanwhile, Montmere will afford walkable access to dining and shopping that’s arrived around Flatiron Crossing, including P.F. Chang’s, El Tapatio, and an AMC theater, all within a 7-minute walk. Or take a short drive to Louisville to experience the smalltown character of local shops and eateries.
Prices for homes range from the low $800s to around $1 million. Koelbel’s on-site sales office is open Tuesday to Saturday, 10 to 5, and Sunday-monday, noon to 5, where visitors can view plans and walk the lakeside site. Homes will begin delivering in late spring.
