Developmen­t firm puts Curtis Park firehouse, dog park lot up for sale

Mainspring Co. is looking to trim its holdings in Five Points.

The Denver developmen­t firm in February listed for sale a former firehouse that it owns in Curtis Park, as well as a site near Uptown that currently houses a dog park.

The one-time fire station is at 3201 Curtis St. Mainspring paid $3.7 million in July 2022 to buy the 11,600-squarefoot brick building from the nonprofit Women’s Bean Project.

The property is vacant but contains a commercial kitchen. Marketing materials tout the structure could be used as open office space or for retail or restaurant use, or could be converted for residentia­l use. The asking price is $3.85 million.

Also for sale is Mainspring’s 0.73-acre triangular parcel at 2205 Washington St., which the firm purchased from the Denver Housing Authority in 2018 for $2.24 million. The site just north of a Safeway grocery store is home to a dog park.

CEO Andy Schlauch said that Mainspring, which was founded by Fiona Arnold, former executive director of the Colorado Office of Economic

Developmen­t and Internatio­nal Trade, originally planned to build condominiu­ms on the property but has “come to realize it’s too big for us.” The parcel’s zoning allows up to 80 feet, he said.

“We’re a small company that doesn’t have the capacity to do what’s best for the neighborho­od long term,” he said.

The site comes with a key restrictio­n, which was put in place when DHA agreed to sell the site to Mainspring. Any developmen­t of the land will have to include 10 for-sale residentia­l units priced for those making up to 80% of the area median income.

NAI Shames Makovsky brokers Dorit Fischer and Hayden Hirschfeld are marketing both properties.

Schlauch said Mainspring is focusing on renovating a 28,000-square-foot office building in Uptown, which it bought for $5.6 million in 2021. The company will likely start marketing it for lease in June, he said.

Mainspring’s other real estate holdings include the Backyard on Blake retail complex in Rino.
