Sunnyvale’s CityLine adds Ulta Beauty, Xfinity

High-profile retailers propel leasing efforts

SUNNYVALE >> Ulta Beauty is the latest high-profile retailer to become a tenant in CityLine Sunnyvale, a downtown mixeduse complex that has become a fledgling success story in Silicon Valley.

The beauty products and cosmetics retailer has leased 10,000 square feet of a ground-floor site near the corner of West McKinley Avenue and Murphy Avenue in downtown Sunnyvale, according to Santa Clara County public records and the developer of CityLine Sunnyvale.

Among the other new tenants: Xfinity, which leased 5,000 square feet and Kids Care Dental & Orthodonti­cs, which rented 3,000 square feet.

Ulta Beauty will be located at 200 E. McKinley Ave., Kids Care Dental & Orthodonti­cs will be at 300 W. Washington Ave., and Xfinity will be at 301 W. McKinley Ave., according to the project’s developers.

CityLine Sunnyvale is being developed by Hunter Properties and Sares Regis of Northern California, a joint venture that aims to create what would effectivel­y be a major new neighborho­od.

“It really shows how viable our project is, to be able to lease a space to a top-quality softgoods brand like Ulta Beauty,” said Curtis Leigh, principal executive of Hunter

Properties. “Ulta Beauty and the others will add vibrancy, quality, and activity to this part of downtown Sunnyvale.”

Brokers James Chung, Nicole Lyon, and Marisa Organo of Cushman & Wakefield, Sean O’Carroll and Cece Vohs Cimino of Newmark Knight Frank, and Matthew Lux of Beta Agency provided advice on various aspects of the three leases.

A Whole Foods grocery store that would total 50,000 square feet and a 12-screen AMC Sunnyvale 12 are the primary CityLine

anchors.

“The AMC Theaters constructi­on is complete and we are now working to get them open,” said Josh Rupert, a director of developmen­t with Hunter Storm. “The movie theaters should be open by the end of March or in early April. Whole Foods should be open by this summer.”

The new retailing deals, combined with the upcoming movie theater and grocery openings, mean that the first phase of the CityLine complex is in view.

The joint venture now has its sights set on the second phase of the project to help revive the fortunes of downtown Sunnyvale, which is a short distance from a nearby Caltrain station.

“We’re working to expand and grow this district into a well-rounded, vibrant area with new retail, housing, and office space,” said Deke Hunter, an executive with Hunter Properties. “It’s exciting to see the neighborho­od begin to take shape and become a reality.”
