River Islands keeps it fresh with new neighborhoods, lakes and parks
In 2020, more people left the Bay Area than ever before to put down roots at River Islands in Lathrop. Sales of new homes in the 5,000acre master-planned community built along
the shores of the San Joaquin River grew by more than 50%. More than 640 homes were added to the community, making it the most popular master plan in all of Northern California.
Now, in 2021, River Islands has nine neighborhoods open, with seven more yet to come to market throughout the year. Neighborhood prices vary widely based on the size of the homes being offered and their amenities, but generally, home pricing starts in the high $400,000 range to over $600,000.
The homes at River Islands are as diverse as the vision of their builders. They range in size from a 1,447-square-foot plan with three bedrooms all the way up to a sixbedroom home with 3,948 square feet of living space. Many of the
homes are built in twostory configurations, but several builders also offer single-story homes or homes with a master suite downstairs. River Islands has attracted a variety of residents, from first-time buyers and young families to move-up buyers to retirees. The result is that every neighborhood is a mixture of age ranges and household sizes.
This month, Kiper Homes is offering its popular Catalina collection of homes in a new location with larger lots, at Catalina II. The Catalina II homes are all two-story plans, with three to five bedrooms. Lennar, the newest addition to the builder group, is holding a grand opening of furnished models at Horizon, an all-new collection of homes featuring Lennar’s nationally-recognized Everything’s Included program.
The River Islands master plan allows for 11,000 residences to be built on its approximately 5,000acre site. Even though neighborhoods sell out, the land development team is always working on another area in the project to ensure that builders are able to provide new-home offerings throughout the course of the year, for years to come.
River Islands is also adding new amenities to keep up with the growth of the community. Two new lakes are now open. The 15-acre community park is ready to break ground in the spring, and the third K-8 charter school, a member of the River Islands Academies, will start construction soon.
The River Islands homebuilders adhere to public health and safety protocols in each of the sales offices, and as a result, people are required to have an appointment with a builder to tour any model complex. This assures that those with appointments will have their own time in the models and with the sales counselors.
