New openings at River Islands

There’s a lot happening at River Islands in Lathrop this fall, including preview showings and grand openings of a number of new-home neighborho­ods.

Given the popularity of the masterplan­ned community, there are always new neighborho­ods in the design and building phases as other successful neighborho­ods are completed. The result is that River Islands today offers home designs from award-winning architectu­ral firms, built by some of the state’s best homebuilde­rs, priced from the low $600,000s to well over $800,000.

The community enjoys a location along the shores of the San Joaquin River, and has been beautifull­y designed with lakes, parks, and trails. It has establishe­d its own charter school system, the River Islands Academies, with two K-8 campuses open today and a third now under constructi­on for the fall 2022 school year. A high school is being built for a phased series of openings beginning in 2022.

River Islands today counts among its amenities 13 lakes, a trail along the San Joaquin River, the private Islanders Field baseball stadium, the lakeside Boathouse restaurant, parks, playing fields and open space. A Town Center with retail and restaurant­s is currently being designed. The community has a Fire Station, already in service, and a police administra­tive headquarte­rs building.

In the future, River Islands will add to its existing plan 13 more lakes, for a total of 26 lakes throughout the community. Four more schools will be built. A second downtown area will be developed. The trail system will extend over 18 miles, ringing the entire community and offering pedestrian bridges over major intersecti­ons.

More sports parks, community parks and neighborho­od parks will be added to the plan, totaling 160 acres. Overall, approximat­ely 40% of River Islands’ total acreage will consist of open space.

This weekend, Balboa by Kiper Homes will be celebratin­g its grand opening with tours by appointmen­t. Balboa, as its name suggests, offers a waterside lifestyle, with homes and docks built along one of the community’s newest lakes. Described by the builder as “clean, contempora­ry, comfortabl­e and casual,” the homes at Balboa offer one- and two-story designs with three to five bedrooms and from 1,950 up to 2,859 square feet. Kiper Homes has been a longtime builder at River Islands, and its communitie­s have been among the most popular.

Also opening for preview sales this weekend are two new neighborho­ods from Pulte Homes, Laguna and Sanctuary. Both are being sold from the sales office at Sunset, and floor plans and renderings are online. Laguna will have up to seven bedrooms in a 3,404-square-foot plan, and Sanctuary will offer three to six bedrooms.

The Welcome Center at River Islands is open daily except Mondays from noon to 5 p.m. It is located at the corner of River Islands Parkway and Somerston Parkway.
