• O,R&L Commercial has announced that Richard Guralnick, CCIM, has participated in a longterm lease for 2,767 square feet at 64 Wall St. in Madison. The tenant, Zero Gravity Marketing LLC, is expanding business operations into this recently constructed 3-story facility. Rich Guralnick, CCIM represented the tenant and Tyler Della Valle of Dow Della Valle Realty represented the owners, Overshore Associates LLC.
• Fork Hospitality 2 LLC has leased 3,550 square feet of space at 124 Temple St. in New Haven. The tenant plans to open Olive & Oil’s, an Italian eatery specializing in small-plate menu items, comfort food and personalized pizzas. Shawn Reilly of Levey Miller Maretz represented both the tenant and the landlords, 124 Temple Street Associates LLC and Greenwich Bank & Trust, in the deal. The bank had previously foreclosed on the property.
• O,R&L Commercial LLC has leased 2 Sybil Ave. in Branford to a New Hartford-area restaurant venture group. The building consists of a 4,183-square-foot restaurant/bar plus a large outside flagstone patio approved for food, bar service and light live entertainment. The new restaurant, Guacamole Mexican Cuisine, is adjacent to Bud’s Fish Market. Rich Guralnick, CCIM of O,R&L Commercial, represented both the landlord, Bud’s Realty LLC, and the new tenant, Marvel LLC dba Guacamole Mexican Cuisine, in the transaction.
• Michael Richetelli, president and designated broker of Colonial Properties Inc., represented the seller, ADA 1965 LLC, in the sale of 233 Boston Post Road in Orange for $440,000. The
4,468-square-foot professional office building was purchased by 225 Boston Post Road LLC. The property was sold in conjunction with the buyer acquiring an adjacent property, being operated as Orange Health & Rehabilitation Center, a long-standing nursing care and rehab facility.
• Levey Miller Maretz has announced it is now the property manager for the building located at 746760 Chapel St. and 294-324 State St. in New Haven. The downtown building is 50,750 square feet of mixeduse space, with street-level retail and office space on the upper two stories. It recently was bought by Olympia Newco LLC, based in New York City. The property includes one building and a parking lot, on the corner of Chapel and State streets. There are 6,000 available square feet of office space for lease.
