Price points are the heart of energy in the real estate market. It’s the sweet spot that makes the educated buyer come with his checkbook. This is so true with a new listing. The buyer is grateful when a property is priced right and therefore, they will not squabble about the little stuff. When the transactio­n begins with a substantia­l respect for each side, a good experience results.

Most buyer’s agents have counseled them on realistic expectatio­ns when previewing homes. The buyer has a budget in which to buy and allowances for any future work. Home inspection­s can wreak havoc when the inspector’s evaluation is extremely long. It is advisable that the seller maintain small as well as large repairs.

Currently inventory is low, but the homes sitting on the market are there because buyers will not pay over appraised value or take on work that the seller should have completed. If you are on the market for a length of time, you need a new evaluation and probably a price decrease.

Sometimes with reduction after reduction, the buyer will offer you even lower. They will question why no one else wanted it and if it will be a good resale value. No seller likes a price decrease, so list your home at the energy price in the first place.

Appraised value is key to a sale. Your agent should bring you complete comparativ­e sales; informatio­n that the bank appraiser will use when the process reaches that stage. The homes that have already closed are valuable to your price. Homes with similar square footage, condition and location are critical to the amount you can ask for your property.

When you are on the mark with your asking price, agents will have an obligation to bring their clients to your listing. This obligation is based on a buyerbroke­r contract which states it is the agent’s duty to ensure their client pays the accurate price and gets an opportunit­y to preview all homes in their range.

The market is bringing prospects to open houses in droves this month. This means that sellers have a great opportunit­y to get their properties under contract, but only if the price is right.
