There is certainly no shortage of beautiful, historic homes situated within New Haven’s desirable East Rock neighborhood, but there is something particularly special about 94 East Rock Road that sets it apart from the others.

The stunning colonial-style residence was lovingly constructed in 1912 and is set on a beautifully landscaped, level lot. The home boasts a total of nine bedrooms, six bathrooms and more than 5,300 square feet of finished living space.

During a recent tour of the property, listing agent Ross Cotjanle explained that the residence has many unique features that cause it to stand out from other homes in the neighborhood.

“All of the rooms in this home have been tastefully updated by the seller with a style that is relaxed yet sophisticated,” Cotjanle said.

As Cotjanle proceeds with our tour, it quickly becomes apparent that it will be difficult to point out the single “best” feature of the home.

To begin, the formal living room is highlighted by an inviting inglenook fireplace. Its hearth is decorated with one-of-a-kind Italian antique tiles and the fireplace itself is recessed into the wall in order to create a sheltered and cozy space. Abutting a wall full of bookshelves, this area is perfect for reading and relaxing by a warming fire.

The next stop is the beautifully designed master bedroom suite. This luxurious retreat features sleeping quarters with fireplace, French doors that lead out to a private balcony and an oversized dressing area brimming with custom cabinetry. The space is further enhanced by a bathroom that contains indulgent amenities such as a steam shower and heated towel racks.

Yet another desirable feature is a first floor bedroom and study, which also provides its own full bathroom. This area would serve as the ideal location for a guest suite, an in-law apartment or an au pair’s living quarters.

Meanwhile, a spacious home office awaits on the second floor. The space provides a very private and quiet sanctuary from which to work from home. The office features two full walls of built-in bookshelves and a wealth of custom cabinetry.

As our tour brings us outdoors, we are warmly greeted by the truly magnificent grounds that surround the home. Both the front and back yards were meticulously designed by a landscape architect and feature a stunning variety of plantings including trees, bulbs, shrubs and perennials. All of the landscaping is conveniently serviced by an underground sprinkler system.

The property also contains a spectacular in-ground swimming pool, a cabana and a terrace, all of which will provide the backdrop for countless hours of outdoor relaxation and entertaining.

As Cotjanle wrapped up the private tour of the home, he remarked that the property will serve as an ideal setting for daily living, cherished family gatherings and special social events.

“The home has a remarkable easiness to it and always has the perfect space to reflect the occasion; from backyard barbecues to formal holiday gatherings,” Cotjanle noted.
