Why is it important to know that a buyer’s view of your home is not personal?

Chances are you love your home and have enjoyed many happy memories there. You’ve also likely improved various rooms like an HGTV novice (but never completed in 30 minutes or less)!

We all look forward to a retreat at the end of the day. However, as soon as your home hits the market, it becomes a commodity.

Not everyone is going to appreciate the work you’ve done and some buyers may not care what selections you have made; they’re focused on recent sales in the area.

It’s not personal, even though it may feel that way when the feedback comes through.

No one is exempt! I can’t tell you how many stone samples I forced upon my husband, but sadly I know that no buyer will care how much cost or deliberati­on went into our decision. It’s a product to them and they may like it or they may turn up their noses and wonder how a Realtor couldn’t know to pick a prettier or trendier slab!

It’s a fickle market where the homes should look like those beautifull­y staged rooms featured on TV, but prices must remain consistent with surroundin­g values. Buyers are afraid of overpaying and sellers are working diligently to make certain their homes look their best to minimize days on the market.

One client remarked that the trouble with the real estate market is there are “too many ugly houses.” It’s all about perspectiv­e and whether the buyer can envision making your house their own. If your home is on the market and the feedback makes you want to utter an expletive; remind yourself that each person has different tastes and it’s just business, not personal.

The best transactio­ns keep the stress levels low while finding common ground for both parties. The true goal is to find the house that the buyer will transform into their home, in a timeframe that works for the seller, at a price that is mutually agreeable.
