This distinctive home in Pine Orchard was the dream home of architect Joseph Sepot, who built and designed it to answer his every whim.

Sellers Sepot and his wife Claudia Sepot have lived there for 15 years.

Joseph said he laid out the house to assure morning sun lit the kitchen and master bedroom.

Lovely and modernized, the house has extra architectural touches, MaryBeth Canavan, listing agent for Pearce Real Estate said.

“I think it’s an exceptionally nice house, it’s pristine, it looks brand new,” she said.

Coming in the front door from the mahogany porch, the bright large foyer features white oak flooring, a staircase to the second floor and opens to the family room and kitchen on one side and the living and dining rooms on the other.

Members of the Sepot family spend most of their time in the family room and kitchen, which were designed for entertaining. The kitchen offers updated high end appliances, a center island with seating, a fireplace, window bench and water views from the eat-in area.

With the family room beside the kitchen, guests can comfortably sit on the couch while the host or hostess prepares a meal or snack, Canavan said.

“So I would be sitting on the couch and you would be cooking,” she quipped in a phone call.

A butler’s pantry with a full bar, sink and wine fridge opens to the living room and dining room with a fireplace with a cherry mantle.

Off the dining room is a sitting room. A French door in the dining room opens to a bluestone patio and garden.

With many windows, the house is “very light and bright,” according to Canavan.

“You do not have to a lamp or light on in that house until, let’s say, 4:30,” she said. “It’s such a light house.”

During parties and gatherings, the Sepots spread food out in the dining room and – weather permitting – open the door to the patio.

“Everyone would be milling out on the outdoor patio,” Claudia said.

Whether they have 40 people over for Thanksgiving or up to 150 people celebrating Christmas, there is nice flow in the house with no one ever getting “jammed up,” she said.

Joseph said he would most miss the flow of the house, which is cozy and warm despite its large size.

He recalled graduation and prom parties with their daughters hanging out on the front porch in beautiful dresses or graduation gowns.

Closets lined atop one another on each floor and an area in the two-and-a-half-car garage can be converted to an elevator.

The second floor master bedroom has a fireplace, walk-in closet, views of the morning sun over the water and a bath with a Jacuzzi tub and glass shower.

There are three other bedrooms, including one with an en suite bathroom with a shower.

Another full bath on the second floor is semi-circular with round mirrors.

“I guess when we built the house the only other person who had those [mirrors] was 50 Cent,” Claudia said.

Off the bedroom is a large south facing laundry room/office with water views.

“It’s a beautiful laundry room,” Claudia said. “I’m in love with my laundry room.”

The finished basement features a rec room, gym, game room, half bath and a storage area.

Proximate to the Pine Orchard Yacht & Country Club and a private neighborhood beach, activities, include kayaking, swimming and boating.

With a mix of older couples, families with children and emerging families, the neighborhood is near the center of town, shops restaurants and the train station.

A quiet neighborhood with very little traffic, it is conducive to family, Canavan said.
