Home designed with ‘modern farmhouse feel’ over the water

Offering views of Faulkners and Tuxis islands

This brand new waterfront home, brightened by walls of windows and lush with sea breezes, has a modern farmhouse feel with an industrial design.

According to Kirsten Adams, listing agent for William Pitt Sotheby’s Internatio­nal Realty, the most striking aspect of the home is the way it’s situated on a bulkhead over “this huge expanse of water” broken up to the left by Faulkners Island and to the right by Tuxis Island. She also enjoys “the amazing deck” and the vibe of the home, which, she said, with the ever-present water is like being on a ship. “It feels to me, very California and it feels very comfortabl­e, very relaxing,” she said.

Seller John Luciani was drawn to the property two years ago due to its proximity to the beach and location on the water. He planned to renovate the home that was there but ultimately decided to take it down and start from scratch, following the original footprint and raising the home 14 feet. According to Adams, Luciani very thoughtful­ly crafted the home, bringing a seamless transition between the open concept family room and kitchen and out onto the deck. There are water views from the foyer and the waterside of the house is all glass with an 18-foot accordion door to the deck. “Once those doors are open, it feels like you’re outside, right on the water,” Luciani said.

The home has nine-foot shiplap ceilings and wide planked floors to give the feel of a “modern farmhouse,” Luciani said. “I just like the look, it’s more of a modern farmhouse look,” he said. There are automatic shades throughout. The kitchen has Sub-Zero appliances, a Wolf range, and a large island, and offers the space and flow for large gatherings and parties. “It’s really set up for entertainm­ent,” Luciani said. “That whole house is set up for entertaini­ng because everything is so wide open.” The family room has a gas fireplace with a surround made of the same quartz used on the kitchen countertop­s and backsplash, an idea Luciani got from checking out designs on Pinterest, where, he said, he spent a lot of time while the home was being built. He also relied on an interior designer to help create a farmhouse feel. One thing inspired by the interior designer was an art wall with lighting to illuminate paintings. The stairs have wire railings, which are followed throughout the house and around the decks. The second floor has three bedrooms, including the master suite. The master bedroom faces the water and has shiplap walls, two sconces, and

French doors to a balcony over the water, which shares the wire railings found throughout the home. The bright, sunlit master bath has windows with water views, a radiant heated floor, and European concept hanging toilets. The shower and soaker tub with jets have modern piping outside the walls to give an industrial look. The second upstairs bathroom features industrial piping, radiant flooring and European hanging toilets. One of the additional bedrooms was built for children with bunk beds that mimic being on a ship with a set of stairs and an octagonal window between them. Each bed has a lamp and an internet connection.

There’s also a second-floor deck and floating stairs to the third floor, where a large open play/rec room follows the roof lines. A cozy window seat looks over nearby rooftops to the water. There’s also a bathroom on this floor. Beneath the first-floor deck are pavers and access to the six-car garage, so grabbing jet-skis or kayaks to bring to the water is nice and easy. An associatio­n beach is steps away.
