City considers change to allow business parks
The city is considering a text amendment to create a conditional use option in the B-2General Business District.
The City of Painesville is considering a proposed text amendment to create a conditional use option in the B-2 General Business District. The proposed amendment was brought to the attention of the City Planning
Commission at the planning commission meeting on Oct. 8.
Economic Development Director Cathy Bieterman said the proposed amendment will alter the current B-2 zoning.
“We already have permitted uses within specific zoning,” she said. It modifies that B-2 zoning to allow other uses. It allows for the designation of a business park development.”
Bieterman said the regulations of this section are intended to provide for development of a compatible mix of commercial, light industrial office and institutional land uses.
Bieterman said the development can provide more experiences for business in the B2 zoning district.
“It gives them the ability to do a mixed-use development so you can actually create more density within that area,” she said.
City Planner Lynn White said the conditional use permit can provide options for B-2 zoning businesses.
“The amendment provides properties zoned B-2 another development option through a conditional use permit process,” she said. It also has specific standards and conditions in order to apply for such a permit.”
White said the proposed amendment will “be heard at the next Planning Commission Meeting as a Public Hearing Item where the Commission can make a formal motion to favorably recommend the amendment to City Council.”
If approved, the amendment will be presented to City Council in the form of an ordinance where it will be read on three separate meetings before it can be passed.
