Developer discusses Brookwood Crossing

Brookwood Crossing, the developmen­t of 50 townhomes in Willoughby, will be built and sold all in one phase, said Mark Holz, owner of Frontier Land Group, the project’s developer.

Holz recently discussed details of the developmen­t at 5164 SOM Center Road, on the west side of state Route 91, south of Stone Pointe Apartments.

“Phase one is the first building, which is four lots, and then the rest is 46 lots,” Holz said. “We did that so our building partner can buy the first building and start the model, and be working in parallel with us finishing up the rest of the developmen­t.”

The builder is Ryan Homes, Holz said, and by the summer of 2022, the townhomes are expected to be close to sold out.

“We anticipate it being built out in 12 to 16 months,” he said. “They’re fee simple, so they’re not condos. They’re actual townhomes and the buyer owns their unit.

“It is maintenanc­e free in the sense of landscapin­g is installed, the lawn and the snow plowing are all maintained.”

The name of the townhome is called the Wexford, which will have an open concept floor plan. The units will have an oversized kitchen island that will create a command center for cocktails, snacks, meal prep and doing work, Holz said.

Upstairs will be three bedrooms and a laundry room. The owner suite will have a wardrobe-sized walk-in closet, dual vanities in the bathroom and a separate soaking tub and shower, he said.

Upgrades in terms of tile, countertop­s and fixtures can be implemente­d, as well as a two-car garage.

“The buyer could opt for a finished rec room or they could finish it themselves,” Holz said.

While specific buyers are not being targeted, Holz anticipate­s it attracting first-time home buyers and young profession­als. With the landscapin­g and snow plowing taken care of, it’s not as intimidati­ng for a first-time buyer, he said.

“I also anticipate single parents because it’s good schools and it’s good square footage without the overhead and upkeep of a singlefami­ly home,” Holz said. “I think we will have a very good mix of buyers.”

The townhomes will be just off of Route 91, which is roughly six minutes from Downtown Willoughby, and three minutes from Route 2 and Interstate 90.

“It’s a great location for commuters going west to Cleveland,” he said. “You have Marc’s, Target, Giant Eagle, Heinen’s and big box (stores) within minutes. The Metroparks are not far away and the Willoughby municipal swimming pool, so we think it’s a fantastic location.”

Frontier Land Group has developed and delivered more than 200 lots within the last year through their building partners, Holz said. Currently, more than 800 lots are in developmen­t.

Later this year and next, the developer will be doing two more neighborho­ods in Eastlake, which will be two, single-family sub divisions, Holz said. One will be located at the former Washington Elementary School and the other will be at the former Taft Elementary School.
