‘Greens’ housing Phase 3 gets OK
Third phase of Ridgewood Greens subdivision adds 27 more sublots to development
Mentor City Council recently gave a unanimous final approval for Phase 3 of the Ridgewood Greens subdivision, which will add 27 more residential building lots to the housing development, which is located at 7134 Mentor Ave.
Council’s vote on Aug. 17 followed approval given by the Mentor Planning Commission, who reviewed the final plat for Phase 3 at their July 8 meeting.
Phase 3 will mark the final expansion of the Ridgewood Greens project, which originated in 2016, after the former Johnnycake Ridge Golf Course was rezoned for housing.
The original proposal called for 108 sublots in the Mentor portion of the project, but current developer Bedaos LLC increased the number to 114, an amendment to the plan that council approved on June 1.
Due to Ridgewood Greens’ positioning on the border of two cities, the majority of the sublots will be located in Mentor, while others will technically be a part of Willoughby, according to Mentor Planning Director Kathy Mitchell.
“With the completion of this phase, the subdivision will have a total of 121 sublots, with 114 of those located in the city of Mentor, and the remaining sublots located in the city of Willoughby,” Mitchell explained to council.
The Phase 3 sublots will be positioned on a total of 18.65 acres, with roughly half of that remaining open space.
“The amount of open space proposed within Phase 3 is just over 9 acres, which is consistent with the approved development plan for the subdivision,” Mitchell said.
According to a city staff report to the planning commission, construction of Phase 3 will include an 870-foot extension of Bedaos Drive, which is located within the housing development.
The extension will be north of the Cody Lane intersection, and will end in a culde-sac.
