Agent knows the key to selling is marketing to potential clients

In the biz for six months, Lindsay Gaudioso prides herself in being a brand new fulltime Realtor. “I’m six months in now, it’s very exciting,” she said.

With an Associate of Arts degree in visual communicat­ion from the Fashion Institute of Design and Merchandis­ing in Los Angeles, Gaudioso worked in event planning on the West Coast. After that, she spent six years in retail as a visual manager, setting up floor space, windows and mannequins to make everything ready for shoppers.

Sales and marketing experience­s prepared her well for real estate and she utilizes her event planning knowhow to create unique and interestin­g open house events.

“I want people to come have coffee and croissants,” she said as an example. “I just like open houses to be an event where people can see themselves living there.”

When purchasing a home with her husband in Sandy Hook three years ago, Gaudioso found herself using her skills to maximize the home hunt.

“It was so much like event planning,” she said of scheduling tours and visits to houses.

Once she purchased a home, she tapped into her visual arts and interior design abilities to beautify it and realized her talents suited real estate exquisitel­y.

When working with buyers, Gaudioso, who serves Fairfield County and specialize­s in Danbury, meets them for coffee or somewhere comfortabl­e to begin the process.

“It works well, we really get to create a relationsh­ip and bond,” she said.

Buyers, especially first timers, are her favorite thing.

“There’s nothing more rewarding than somebody finding a house to call a home,” she said. “It’s like a wedding day, I cry with happiness every time.”

From there, they begin the house hunt, which on a recent Sunday was a 10-home journey. She intends the end result to be a home where her clients are comfortabl­e and “full of happiness — no regrets,” she said.

With buyers, it’s about trust. The process includes running comps and setting the price to sell the home in a suitable timeframe, which also means situating the listing on social media so it gets the most play.
