Common problems that arise during inspection­s

Inspection­s are an incredibly important part of the home purchase process, and there can be several parts to an inspection. Typically, the inspection occurs shortly after an offer is accepted and before contracts are finalized. Buyers may negotiate for repairs after the inspection, particular­ly if they’re safety or health related.

It’s important to find an inspector who is willing to offer advice and explanatio­ns to the buyers during the inspection. A good inspector will help a buyer—particular­ly a new home owner—understand how the house functions and how it should be maintained.

The primary inspection includes evaluating all aspects of the building—the roof, plumbing, electrical and windows, for example.

Inspection­s may also include taking a close look at potential pest, well, septic, water, radon, mold, pool, chimney or buriedoil tank problems. Some of these additional inspection­s are conducted by specialist­s and can be arranged by the primary inspector or by the buyers’ Realtor.

The findings can trigger some follow ups. For example, if an inspector detects a possible buried oil tank, the local Fire Marshall must be consulted to determine if a past removal was registered. If not, a team of experts will further inspect the site and safely manage the project.

Inspectors will also look for leaks or signs of water damage, asbestos, mold, any electrical issues or structural problems. It rarely happens, but sometimes a buyer will back out of a deal after the inspection. It’s not a bad idea for a seller to conduct their own inspection prior to listing their house so they’re prepared and can proactivel­y take care of any issues ahead of time.
