Last Opportunit­y for a Customized Home at Rural, Convenient Fairview

All good things must come to an end, and so it is with the availabili­ty of building lots at Fairview at Oxford Greens.

The Del Webb active adult community, which first broke ground in Oxford almost 17 years ago, has only 13 lots remaining for those prospectiv­e homebuyers who are seeking a build-to-suit home.

“We’re building on the last street within the Fairview community,” said Ronda Margolis, Community Sales Manager for Fairview at Oxford Greens, part of the pioneering Del Webb Developmen­t Company which introduced Americans to the concept of active adult communitie­s when Del Webb revolution­ized living in retirement back in the 1960s. Prospectiv­e buyers can select from lots with a golf course view or woodland views and a cul-de-sac.

For the first time in months, opportunit­y exists for prospectiv­e homebuyers to tour Fairview and the available lots. Until recently, buyers were limited to virtual open houses and Zoom appointmen­ts because of restrictio­ns put in place during the worldwide coronaviru­s pandemic.

Whether sales are made over the internet or in person, these lots are likely to go faster than other lots and quickdeliv­ery houses did in the past. That’s due in large part because of Covid-19 which seems to be chasing people from more densely populated areas in neighborin­g New York to Connecticu­t. In recent months, there has been an influx of residents from Manhattan and other New York City boroughs who are leaving the close quarters of urban high rises for the fresh air and open space of bucolic New England.

The town of Oxford certainly fits that descriptio­n, and Fairview at Oxford Greens is nestled in this country setting offering a balance of community and privacy as well as quietude and convenienc­e. Although Fairview may seem miles away from civilizati­on, it is really only minutes from shopping, dining, medical offices, recreation, and other modern amenities. Major roadways are only a short distance away in two different directions.

“It’s really the best of all worlds,” Margolis said.

Fairview at Oxford Greens is adjacent to a top-ranked 18-hole public golf course with world-class greens, a championsh­ip layout, and on-site restaurant. The Fairview community also features a newly refurbishe­d 17,000-square-foot clubhouse with a fitness center, outdoor and heated indoor swimming pools, spa tub, tennis and pickleball courts, and a bocce court. It is also one of the few active adult communitie­s in the region to have a full-time, paid lifestyle director on staff.

Fairview has re-opened its pickleball and tennis courts, and the outdoor swimming pool, all by appointmen­t, abiding by all Centers for Disease Control guidelines in this age of coronaviru­s. “We will be opening the indoor pool (shortly) with the same careful oversight,” Margolis said.

Social gatherings, organized hikes, activities of its many clubs, and special events are still on hold, but, said Margolis, “The community has served as a fantastic support system for residents. They have realized that during Covid they are not alone. At Fairview the residents are socially distancing and yet they don’t feel isolated.”

In addition to its neighborly atmosphere this community offers maintenanc­e-free living in a town where the taxes are low and the homeowners’ associatio­n fees are reasonable. Del Webb provides extended warranties up to 10 years, compared to the State of Connecticu­t’s one-year statutory warrantee on new constructi­on. “You get a lot for the amount,” Margolis said, including exterior maintenanc­e, insurance, irrigation, snow removal, lawn maintenanc­e, amenities. Also community has city sewers and city water.
