Stamford complex gains 2 tenants
STAMFORD — The owner of an officeindustrial complex in the city’s Glenbrook section announced this week that it had signed a Fortune 500 company and a locally based firm to leases totaling about 75,000 square feet.
Beacon Roofing Supply Co. and Amphenol Nexus Technologies are moving into the 118,500-square-foot property at 316 Courtland Ave., which stands about one mile from Interstate 95 and a half-mile from the Glenbrook Metro-North Railroad station.
Beacon has leased about 25,000 square feet of warehouse and office space, as well as 20,000 square feet of yard for additional storage. The Herndon, Va.-headquartered company ranks No. 434 on this year’s Fortune 500 list and describes itself as the largest publicly traded distributor of roofing materials and complementary building products in the U.S. and Canada.
Amphenol has leased about 30,000 square feet for manufacturing and assembly. It is relocating its local operations from 50 Sunnyside Ave. in the city’s Waterside section. The company designs and manufactures instruments such as audio plugs, jacks and push-button switches for industries including the automotive, militaryaerospace and telecommunications sectors.
“We are thrilled to welcome two remarkable industry leaders to 316 Courtland Ave.,” Josh Gopan, director of leasing for owner Simone Development Cos., said in a statement. “The flexibility of the building and outdoor storage areas are some of its best attributes. Both Beacon and Nexus were attracted to the expansive parking, ceiling heights and central access to southern Fairfield County.”
Empowered Aerial Fitness, Carozza Fitness and the First Student school-transportation company are the other tenants at 316 Courtland. They respectively take about 2,000 square feet, 9,000 square feet and 31,000 square feet.
In 2018, Simone acquired 316 Courtland Ave., for approximately $13 million. At the time, the company said the complex comprised the “largest block of contiguous warehouse space available” in Stamford.
The property includes 1.1 acres of outdoor storage space and 293 parking spaces.
Simone owns and manages more than 7 million square feet of property across Connecticut; Westchester County, N.Y.; the New York City boroughs of the Bronx and Queens; Long Island, N.Y.; and New Jersey.
