With the seasons changing and weather getting warmer, the real estate market steadily will increase. In conjunction with this, unfortunately, there’s a risk that scams associated with the real estate industry also will increase.

In fact, some Oklahoma Realtors already have seen a rise in scam artists duplicating listings online, specifically on Zillow, as rental properties. You’ll remember we recently reported about similar Craigslist scams in 2016. This looks like a similar danger.

Here’s how the scam goes. When interested renters inquire about an online listing, they are asked to send a deposit in exchange for the keys, which are to be mailed to them. The would-be renters later discover there’s no key in the mail and that it was a scam. Usually, these scammers scour for sale listings and fraudulently use them as the basis for their “rental” property.

Fortunately, there are a few ways Oklahomans can protect themselves.

First, doing your research is key to protecting yourself from these scams. Always review an online posting, especially on sites such as Zillow or Craigslist, with a critical eye. Always contact the Realtor listed to confirm the address and any names or companies associated with the home. If a deal sounds too good to be true, it often is.

Another way to avoid a scam is to work with someone local you can meet in person. Never make a payment to someone you have not met and do not send funds via wire or another service like Western Union. Be sure to take a tour of the property before renting to ensure the listing is accurate. If you are unable to connect with the lister after many attempts, that may be a red flag.

We also want to remind everyone to be cautious of how others can access your information. Never provide any financial information overthe-phone or via the internet without verifying their identity in person. To help protect others, be sure to share your knowledge to keep others from being scammed, as well. File a complaint with Better Business Bureau and call local law enforcement.

Lastly, it is recommended to use a local Realtor, not only when buying or selling a home, but also to find a rental. Realtors’ market knowledge will be indispensable; they can help you make sense of the lease agreement to ensure your rights as a renter are protected, and they’ll be able to sort through details to find the place that’s right for you.
