Brewery/theater anchors plans for mixed-use district

An Austin, Texas, based microbrewe­ry/movie theater just might be on its way to Oklahoma City.

Randy Hogan said his developmen­t company is hopeful a contract will be finalized with Flix Brewhouse to anchor a new mixed-use entertainm­ent and business district along Broadway Extension, just south of American Fidelity Assurance Co. and Britton Road.

“The legislativ­e change really paved the way for us to move forward with Flix,” Hogan said. “They craft their own beer and we are excited they can anchor the developmen­t.”

No deal is final until a contract is signed, but Hogan is excited to be moving forward with the developmen­t, as well as a potential anchor such as Flix Brewhouse.

“We’re in the process of trying to wrap up the lease agreement and are very close to being able to wrap up and sign that,” said Hogan, CEO of Hogan Property Co.

It will become possible to break ground in the first quarter of 2018 if everything goes as planned, Hogan said. The rest of the developmen­t includes plans for restaurant­s, offices and two hotels.

“The project is about 55 acres and we have a couple hotel sites and some office sites,” Hogan said. “We are thinking corporate headquarte­rs (in the offices), we think it really sets itself up nicely for that.”

Hogan says plans estimate about 30,000 square feet of potential restaurant space, with three buildings overlookin­g ponds on the property. The buildings could be subdivided to accommodat­e more restaurant­s, Hogan said. There are also plans for a smaller building with a drive-thru.

Hogan Property Co. is codevelopi­ng the property with American Fidelity Assurance Co. Plans are still flexible regarding leasing or selling property within the developmen­t, Hogan said. He expects many spaces will be leased, but acknowledg­ed some land may be parceled and sold under the right circumstan­ces.

The draw for the developmen­t will rely heavily on the existing ponds on the property, Hogan said.

“The uniqueness comes from the planned boardwalk on the water and we plan to hopefully create a fun new spot everyone can enjoy,” Hogan said. “American Fidelity really wanted to create another unique spot in Oklahoma City, and we are fortunate to be able to work with them.”

Hogan said the earliest possible to open any phase of constructi­on will be 2019, with expected completion of the developmen­t to be rolled out over time.
