Caliber Development pairs housing with a school at The Grove
The Grove could be a case study on housing development and public schools. Then early 1- square-mile neighborhood has made a name for itself largely by lending it to Deer Creek's Grove Valley Elementary School.
And that came after Caliber Development Co., which started The Grove in 2007, donated the land for the school.
The Grove, bounded by May and Portland avenues and NW 1 78 a nd NW 1 92, a nd Grove Valley Elementary, 3500 NW 192, are growing up together.
Like any other 13- year- old, The Grove is in the middle of a growth spurt. The school, upscale amenities, and sheer size made it the most active subdivision in the metro area, in home starts, the past three years, according to The Builder Report by Dharma Inc.
The Grove had 141 starts in 2017, 92 in 2018, and 104 in 2019, Caliber said.
The neighborhood feeds the school, which helps drive home sales, said Matt Austin, president of Caliber Development.
“We want family-friendly neighborhoods t hat are safe, enjoyable places to call home,” Austin said. “We knew that an elementary school inside the neighborhood paired with the city' s best amenity package would have a magnetic attraction for families.”
Four builders work in The Grove: Beacon Homes, Shawn Forth Homes, Home Creations,
and Homes by Taber. Prices range f r o m $ 1 9 0 , 0 0 0 t o mo r e t h a n $400,000. A total of 17 phases are f i nished or i n progress and t wo remain.
“Deer Creek schools are a major draw for families and Grove Valley Elementary, which is a prestigious Blue Ribbon Award-winning school and happens to be on-site in The Grove, is a highly desirable elementary school,” said Lindsay Haltom, director of marketing for Homes by Taber. “Homes by Taber went into our current section in The Grove in July 2019 and have already built 63 homes that typically sell as soon as the permits are obtained. In total, Homes by Taber has built 182 homes in this thriving neighborhood.”
Community f e a t u r e s i nc l u d e walking trails, ponds, playgrounds, soccer fields and greenbelt areas. The Grove has two clubhouses, each with a fitness center and a swimming pool, and one pool has water park features.
“We went over the top on the amenities,” Austin said. “We wanted to not only have the most amenities of any neighborhood in the city, but to have the nicest amenities.”
Caliber Development is also in the first phases of two other neighbor hoods — Woodland Par k , a 1,000- acre development northeast of Covell Road and Douglas B o u l e v a r d i n E d mond a n d t h e Edmond school system, and The Brook, a smaller subdivision northwest of Northwest Expressway and Piedmont Road, in the Piedmont school system.
Woodland Park and an Edmond elementary school are coming out of the ground at the same time. The Brook, where Texas builder D. R. Horton Homes is the sole builder, i s a hal f mil e f r om Pi e dmont's Northwood Elementary School.
Woodland Park and The Brook also have amenities similar to The Grove's. Woodland Park has a new clubhouse with a fitness center, a pool featuring a rock wall, and a second pool with resort-style water f eatures, as well as a basketball court, walking trails, ponds, playgrounds, and greenspace. The Brook has a splash pad.
“We found a model that works,” Aust i n s a i d . “Our r o o t s a r e i n Oklahoma, and i t's the place we choose to call home and raise our families,” Austin said. “We want our residents to love their neighborhoods and to get a lot of value when building a new home.”
