Renovated building ready to offer students housing

TROY, N.Y. » An old but newly renovated building is ready to offer students luxury-style living in downtown Troy.

The new Ellsworth Student Suites are a three-floor, 15-unit complex located above the century-old Manory’s Restaurant, on the corner of Congress and Fourth streets in historic downtown Troy.

The project wrapped up last week, and tenants will start moving in soon.

Ellsworth Student Suites is being marketed as luxury off-campus downtown housing in the heart of Troy, where students can study in style.

Leasing is already underway and attracting students from nearby colleges like Rensselaer Polytechni­c Institute.

Pricing starts at $725 per month for a bedroom and shared common space. This rate includes utilities and amenities such as wifi and monthly cleaning services.

Each floor has five bedrooms, two full bathrooms, a kitchen, a living room with a 60-inch smart TV, and a laundry facility.

Each unit comes completely furnished with full-size beds and common spaces have been decorated by an interior designer.

“All they have to bring is their bedding and their laptop,” said Louis Marchese of Marchese Properties, the same entreprene­urial family who has operated Manory’s Restaurant for the past 26 years. The apartments even come with silverware and dishware for tenants to use in the kitchen, which features granite countertop­s and stainless appliances. No expenses were spared during this renovation, Marchese said, noting that all of the interior mechanics are brand new.

One thing that’s original to the historical building is the hardwood flooring, which has been restored, adding to the apartments’ aesthetic.

Prior to this new chapter, the residentia­l space on the three upper floors of 126 Fourth St., had been unoccupied for the past quarter-century.

This is the Marchese family’s first venture into property management, and it has truly been a family project involving three generation­s: Louis and his wife Jennifer Marchese, their children Anthony and Jules Marchese as well as Jennifer’s father Robert Jarmick, a retired IBM electrical engineer.

The project’s title, Ellsworth, comes from a family name on Jennifer’s side of the family.

“The timing seemed right,” said Louis, who was born and raised in the city. “Troy is definitely on an upswing, and from what we hear, there’s a need for student housing.”

Ellsworth Student Suites is geared toward graduate students who are serious about their studies. Marchese Properties aims for the complex to be a quiet building.

Based on interest so far, Ellsworth Student Suites is planned to have one female-occupied floor and two male-occupied floors.

Another perk of living at Ellsworth Student Suites is being right upstairs from Manory’s, a popular local breakfast and lunch hotspot for students and other members of the community.

In addition to creating the student units, the constructi­on also included refurbishi­ng the building’s facade, painting its exterior, and adding a new awning, which is to be installed soon.

Marchese Properties intentiona­lly used all local and Troy-based companies to complete this project, including general contractor Duncan & Cahill Inc., Lammon Architects, Prediletto Electric, Troy Allstate Heating & Plumbing Co. Inc. and Bundle It Home interior design.

Anyone interested in living at Ellsworth Student Suites is welcome to tour the facility, which is now in the process of leasing units.

Potential tenants can apply as a group of five or less, or a single resident.
