Plans unveiled for City Station North

TROY, N.Y. » A vacant building at the corner of Congress Street and 6th Avenue will soon become the next phase of a mixeduse developmen­t project.

Mayor Patrick Madden announced Wednesday afternoon the United Group of Companies, developer of City Station, is planning to turn an empty building at 141 Congress St., across Congress Street from its current City Station property, into City Station North, a 228,000 squarefoot developmen­t that will include a four-story office tower, a six-story apartment building and a 250-space parking garage.

“When completed, the City

Station North project will add to the vibrancy of our rapidly expanding downtown,” Madden said in a news release, “and we are pleased to see the United Group of Companies continue their commitment to our city.”

The project will include demolition of the existing 65,000 square-foot commercial building. Included in their overall project, The southern part of the property, running along Congress Street, will house four stories of “Class A” office space, with 10,000 square feet per floor, elevator access and flexible design options for suites starting at 2,500 square feet.

The building’s northern end at State Street will be developed as a six- story apartment building.

The current design proposes 66 premium apartments available at market rate prices, including 50 one-bedroom units and 16 two-bedroom units, all featuring private balconies, granite and quartz countertop­s, washer and dryer units and parking. The building will also offer an on-site fitness center, lounge area, rooftop terrace and a courtyard with green space and a patio.

“The City Station North developmen­t will offer Troy’s historic downtown a ‘ live, work, play’ lifestyle with 40,000 square feet of premiere office space, market rate apartments, and a covered parking garage,” said Bill Flanigan, developmen­t executive for the United Group of Companies. “We look forward to working

closely with the city on moving this important project forward.”

That process will begin when the developer presents plans to the city’s Planning Commission for conceptual review at its meeting Wednesday, Jan. 24, with full site plan review expected for its Feb. 28 meeting.

“This project is important not only because it replaces an inactive property with an active day and nighttime activity generator,” said Steven Strichman, the city’s commission­er of planning and economic developmen­t, “[ but] it also expands Troy’s Central Business District to strengthen­s the connection with City Station and Troy’s South Central and Little Italy neighborho­ods.”
