NEW STRIP MALL EYED IN 2019

NORTHGREENBUSH, N.Y. >> A hole is being filled along one major local corridor with a new commercial development project underway.
The property at 24- 30 North Greenbush Rd. is set to be the site of a new strip mall in 2019, but first, construction crews are filling a
large hole in the land.
“It’s a hell of a hole,” said developer David Mulinio of DF Acquisitions, who has been working on the project site for the past month.
Currently, that work is about halfway done, and Mulinio hopes to have flat, solid ground by mid-January.
Once the two- acre site
is properly compacted and deemed safe to build on, the plan is to start the aboveground construction work.
“We’re going to develop
it,” Mulinio said. “We’re going to put a small strip mall.”
Mulinio said the structure will be similar in style to his two other adjacent projects: North Greenbush Commons with Stewart’s and Junior’s at 50 N. Greenbush Rd. and the even newer building at 16 N. Greenbush Rd. that houses Panera Bread and Fresenius Kidney Care.
This third North Greenbush Road project will be smaller than the first two, at approximately 12,000 square feet.
As for what will go in the strip mall, the developer said he doesn’t know yet, but is already seeing interest in the space.
“We’re leaving it open right now,” he said. “We have people that are interested, but nothing etched in stone.”
Whatever ends up existing on the former hole, Mulinio aims for it to be an asset to the town of North Greenbush and Hudson Valley Community College communities, like his previous nearby investments.
This latest development project was part of Mulinio’s plan all along when he first laid it out with an engineer in 2015.
The land was purchased about six weeks ago from Hudson Valley Community College, which also sold the 16 N. Greenbush Rd. property (the former County
Grove Inn site) to the developer in 2016.
Looking ahead, North Greenbush Town Supervisor Lou Desso said he’s excited to see the abandoned, declining land recovered.
“It is even more significant to see it recovered by a developer that has demonstrated a significant
commitment to investing in quality projects in our town,” Desso said. “David Mulinio and his partners were on the forefront of the economic resurgence in North Greenbush several years ago with their residential, retail and professional development projects throughout our town.
Their commitment to our architectural design guidelines have become models we use for other developers who want to invest in North Greenbush.”
The supervisor noted that DF Acquisitions have had success at every other location that they have developed within the town.
“All of their projects have had a very positive impact on our community through new jobs, tax revenue and bringing services to our residents,” Desso said. “We’re excited that their latest project will continue to substantially improve the aesthetics of the northern entrance of our town.”
