Zoning officials to hear Wambold Road warehouse proposal
Residents who live near the area of Wambold and Allentown roads will want to keep the night of June 1 free.
On that night, Towamencin’s zoning hearing board will hear more details, and residents can have their say, about a plan proposed last month to build a complex of warehouses near that intersection.
“This application is associated with a proposed development of a warehouse facility near the intersection of Allentown and Wambold roads, within the LI zoning district,” said supervisors Chairman Chuck Wilson.
During the board’s April 12 meeting, a developer showed sketch plans of a project to build
four buildings totaling more than 670,000 square feet of warehouse and office space on a roughly 80acre parcel east of Wambold Road and south of Allentown Road, within the light industrial zone. According to the early sketch plans, two buildings would be built parallel to Wambold Road south of its intersection with School House Road, each roughly 1,026 feet long by 240 feet wide. Those two buildings of roughly 240,000 square feet each could be split up to house two or four tenants each, and across a driveway, another pair of smaller buildings would each add 70,000 to 90,000 square feet of space, in buildings that would be roughly 250 feet long and 300 to 360 feet wide.
“The applicant is seeking variances for parking in the front yard, to construct a driveway on the newly created lot line, and to allow a reduced setback from a paper street,” Wilson said.
During Wednesday night’s supervisors meeting, an agenda item up for discussion was whether the board wanted to send township solicitor Jack Dooley to the zoning hearing, to oppose or support the application. After a brief discussion, the board’s consensus was to not send the solicitor — “the consensus is Jack can stay home,” Wilson said.
Wilson said afterward that the developer behind the project has not yet presented any formal plans for the township’s land development process, due to needing the zoning board approval first, and residents are invited to attend the zoning board meeting on June 1 to give feedback and hear more details.
