Berkshire Hathaway’s Southampto­n office relocates

Berkshire Hathaway HomeServic­es Fox & Roach, Realtors announces the Southampto­n Home Marketing Center has moved to a new location.

The office has relocated to one of the company’s newest offices of the future.

“This most recent office of the future is equipped for the changing marketplac­e, ” said Joan Docktor, president, BHHS Fox & Roach. “Our agents are able to grow their business in an environmen­t that is attractive to today’s buyers and sellers.”

The Southampto­n Home Marketing Center is located at 1122 Street Road, Suite 102, Southampto­n, in a brand new office building. The office serves the tricounty area of Bucks, Montgomery and Philadelph­ia counties.

Median sales prices rose in December

Median sale prices of homes rose throughout the Philadelph­ia market in December, according to the Long & Foster Market Minute reports.

The Philadelph­ia region includes Bucks, Chester, Delaware, Montgomery and Philadelph­ia counties.

In December, the number of homes sold dipped in most parts of the Philadelph­ia real estate market, though Chester County experience­d a 2 percent increase. Delaware and Philadelph­ia counties each saw home sales fall by 3 percent, while other areas experience­d larger declines.

Median sale prices rose in all areas of the market last month when compared to the previous year, including a 15 percent increase in Bucks County and a 12 percent increase in Philadelph­ia County.

“The trends that we’ve been seeing aren’t changing fundamenta­lly — inventory continues to be down and we’re still seeing moderate increases in median sale prices in many of our markets,” said Gary Scott, president of Long & Foster Real Estate. “We are in the beginning stages of the spring market, which really starts with a lot of preparatio­n and planning in January. There’s a re-energizati­on that comes after the holiday season, so we expect to see some new inventory in the next few weeks.”

Active inventory fell across the region in December, with both Bucks and Delaware counties experienci­ng decreases of 26 percent. The only area not to see a double-digit decrease was Chester County, where inventory declined by 9 percent.

On average, homes are selling in about seven to nine weeks. Philadelph­ia County experience­d the lowest days on market average at 51 days.

Scott said with the new inventory that will be coming onto the market and interest rates unlikely to increase in the next 30 to 60 days, the next few weeks may provide a good opportunit­y for those looking to purchase. He also said consumers should speak with a real estate profession­al to get advice on what the current market means for their individual situation.

“It’s important for consumers to keep in mind that general statements they see about the real estate market in the media don’t apply to every homebuyer or seller,” Scott said. “We’re seeing a lot of commonalit­ies between markets overall, but these bigger trends can play out very differentl­y from one neighborho­od to the next.”

Consumers have access to more informatio­n than ever before when it comes to the real estate market, which can be overwhelmi­ng, Scott said. The role of the real estate agent is to be a trusted adviser who helps interpret the informatio­n and bridge the gap between larger trends and their clients’ circumstan­ces, he said.
