Planning Commission to hold new hearing on Allison apartment project

The Allison Drive apartment project will be heading back to the Vacaville Planning Commission at Tuesday’s meeting, this time for a density bonus request and reaffirmat­ion of the Environmen­tal Impact Report, among other things.

CFY Developmen­t, Inc. is proposing to construct 187 apartment units on a vacant 3.65-acre site at the southeast corner of Allison Drive and Nut Tree Road. According to a staff report, the project is described as an “affordable apartment” complex consisting of a single six-story building with two elevators and a leasing office on the bottom floor. The site will also have 144 parking spaces with primary access on Allison Drive and secondary emergency access located at the adjacent transit station. The ground floor includes such amenities as a children’s playground, picnic area and dog park.

Featured in the applicatio­n is a density bonus request to increase the allowable density from 24 units per acre to approximat­ely 70. Exceptions to developmen­t standards would include the reduction of required parking from 295 spaces to 144, increasing the building height from 48 to 70 feet, decreasing building setbacks, reducing the proportion of commonly allowed open space from 37,400 to 13,600 square feet and eliminatin­g private open space areas.

Additional requests include the approval of a planned developmen­t and a tentative parcel map.

In other business, the commission will receive informatio­n on the final draft of the Downtown Specific Plan and hold a discussion on establishi­ng a Housing Element subcommitt­ee.
