Hilltop Manhattan Beach home powered by smart technology selling for $30M

On the market for $29.9 million is a newer Manhattan Beach smart home, clad in cedar and glass with scalloped concrete walls that resemble small waves.

The sustainabl­e six-bedroom, 9,479-square-foot house with nine bathrooms has a clean, contempora­ry design that doesn’t just stand out for its good looks. Situated at the top of the hill on an extra-wide corner lot in a neighborho­od with undergroun­d utility lines, it also offers unobstruct­ed ocean views from the upstairs bedrooms.

Records show the seller is tech investor Jeffrey Schumacher, the founder and CEO of AI software company NAX (New Asset Exchange) Group. Schumacher and his wife, Jamie, bought the property for almost $19.6 million in November 2021 while completion was still a year away.

That allowed the couple to work with multidisci­plinary architectu­re studio Laney L.A. and make changes to the design, including “Jamie’s idea to orient the kitchen island toward the pool,” the company’s owner, architect Anthony Laney, told Southbay

magazine.

The minimalist kitchen has a built-in bench incorporat­ed into the island for the breakfast nook. Automated glass walls by Otimma open it and other main floor living spaces to the landscaped pool terrace for seamless indoor-outdoor living.

In the dining room, a large pocket door frames the side yard’s raised plantings against the fence.

Deep overhangs from the upper floor and roof create an additional shaded patio with a fireplace. A stairwell or elevator connects the different levels, from the finished basement to the upper bedrooms with ocean-facing balconies.

The home features an office, a detached gym and different areas for entertaini­ng, including a theater, game room, wine cellar and wet bar.

Smart amenities include 48 rooftop solar panels, Tesla Powerwalls for whole-home backup in case the grid goes down, and a heating and cooling system that divides the home into 14 different zones, each controlled by a thermostat.
