First phase completed for Needham Ranch project

Construction on the Center at Needham Ranch has continued as developers announced recently that construction has been completed on all three buildings in Phase 1A.

“We are pleased to have completed the first subphase of this long-anticipated, state-of-theart industrial park, which provides 451,500 square feet of new Class A space,” John Balestra, principal with Trammell Crow Company’s SoCal – Los Angeles Business Unit, said in a prepared statement.

Construction on the 54-acre business park, located on Sierra Highway, is just the first phase of a larger 252-acre site, which will help increase the limited supply of available industrial space and meet growing demand in the area, according to partnering developers TCC and Clarion Partners LLC.

Comprised of three industrial buildings, this phase totals more than 417,000 square feet, with each property featuring 36-foot minimum interior clear heights, ESFR fire sprinklers, large truck courts and secure yard areas.

Both Building 2 and 3 are ready for occupancy, with two stories of customizable office space available in each.

“The project provides occupiers with some of the best-inclass facilities in all of Southern California,” Philip Tsui, senior vice president with TCC’s SoCal – Los Angeles Business Unit, said in the statement. “We worked closely with our architect, HPA Inc., and the city of Santa Clarita to design architecturally distinctive image buildings that provide a high degree of functional utility and were designed to take advantage of the unique project setting, with visibility from the (Highway) 14 surrounded by abundant natural open space.”

Phase 1A has already seen significant interest and leasing activity, with the first occupant, Illumination Dynamics, which relocated from San Fernando, already in full operation in Building 1, according to Nicole Welch, senior vice president with Clarion Partners.

Phase 1B, which is comprised of three additional Class A industrial buildings, totaling 417,984 square feet, is slated for completion in April.
