Gentry planning commission approves building plan

GENTRY — The planning and zoning commission in Gentry approved a plan applicatio­n and tabled approval of a subdivisio­n plat until the required paperwork is submitted, in its meeting on Thursday night in the Gentry council chambers.

Following a hearing on establishi­ng procedures for plat approval and allowing for public comment on a proposal to amend the zoning of a portion of Gentry, the commission conditiona­lly approved a plan applicatio­n submitted by Orest Stasiv for a property at 403 Wilson Drive related to setbacks for the building of a shop building on his property.

According to informatio­n presented to the commission, Stasiv was seeking approval for building a shop building on his property with a 7-foot setback so it would line up with his driveway. The building plan was for property recently purchased by Stasiv adjacent to (behind) his residentia­l property which is zoned R-1.

The commission approved of Stasive’s plan but asked that he used the setbacks required for R-1 property (10-feet from the property line) since the front part of his lot is zoned R-1.

The commission tabled preliminar­y and final plat approval for a subdivisio­n on property owned by Williams Family Revocable Living Trust because numerous items were absent from the submitted drawings. Commission members said the drawings looked more like a lot split than a subdivisio­n, and numerous required items for subdivisio­ns were not on the drawings.

A proposed amendment to the Gentry subdivisio­n regulation­s was distribute­d to commission­ers for review before next month’s meeting.

No one appeared to comment during the open hearing before the commission meeting regarding amending the subdivisio­n regulation­s. The hearing planned and advertised for Thursday in regard to rezoning certain lands north of Main Street between Railroad and Collins avenues from R-3 to R-2 or possibly R-1 was reschedule­d until the October meeting because mailed notices of the meeting were not sent out in time. The commission did open up the floor to the public for comment if anyone came to speak on the matter but no comments were made.
