P&Z Commission to take look at rezoning request
Property would enter commercial district
The Yuma Planning and Zoning Commission will hold a hearing open to the public at 4:30 p.m. Monday in the Council Chambers, 1 City Plaza.
Only one case is on the agenda, a rezoning request by CIMA Network, on behalf of PEP Properties, to rezone 3.6 acres from the Agriculture District to the General Commercial District, while maintaining the existing Auto Center Overlay and Airport Overlay districts.
The property is located at 155 E. 32nd St., south of the intersection of East 32nd Street and South Catalina Drive. The area has a variety of commercial businesses, including Pep Boys Auto Parts and Service, Washington Federal Bank, Fisher Chrysler and Lowe’s Home Improvement.
In addition, to the southeast is the Yuma International Airport and the Marine Corps Air Station Yuma.
The General Commercial District allows for a wide range of business, commercial and retail activities. The Auto Center Overlay District is intended to be used in conjunction with the General Commercial District to “promote clustering of automobile sales and related uses in an environment that provides an attractive shopping experience for the purchase of automobiles.”
A second case originally on the agenda, a request by Dahl, Robins and Associates on behalf of Avenue 6E Land LLC to rezone 89.82 acres from Agriculture District to Low Density Residential Districts for the properties at the southwest corner of South Avenue 6E and East 44th Street, has been continued to the April 23 meeting.
