Fortuna Palms coming to Foothills

Commercial site will have hotel, restaurant­s

Ihave a lot of exciting news about what’s happening on Fortuna Road, next to Walgreens. Some have already noticed that the majority of vendors and food trucks have moved out. Only a few remain, but they too will soon have to move out to make room for a commercial subdivisio­n.

Developer Ross Wait will be building Fortuna Palms, which he describes as a small version of the Yuma Palms shopping center. He is in the process of getting the final permits and should have them in hand in about a month or less. His goal is to strip down the site and have everything hauled away in about 60 days. Then site improvemen­ts will begin.

Eight acres of the 13.5acre site will transform into the commercial center. Fortuna Palms also includes the area across the road, where the new Verizon and Chevron are situated, and other sites further south.

Four lots will be set up for fast food restaurant­s, although they could be something else. Wait already has two fast food franchises that are “very interested.”

Then, on the four acres directly west and behind, Wait will build a hotel. However, he cannot disclose the name of the hotel at this time.

As for the three-acre lot south of the hotel, facing 35th Place, Wait still doesn’t know what he will do with that piece of property.

Across the road, behind the Chevron and Verizon, Wait has applied for permits to build a 12,000-square-foot commercial building. Constructi­on will start in the next 45 days.

Wait has commitment­s from local companies for most of the space in this building, including 2,500 square feet for a real estate firm, 1,500 square feet for a title company as well as a physical therapist and a retailer. In addition, establishe­d eatery will be leaving its longtime location elsewhere and relocating to this spot.

If all the commitment­s go through, then only 900 square feet will be available. Wait has businesses lined up wanting space. The problem is that most of them want more space than is left. In that case, they might have to wait until the Fortuna Palms
