Yuma P&Z to consider four cases Monday
On agenda: Rezoning, final plat, corner markets
The Yuma Planning and Zoning Commission will meet on Monday to consider four cases. The meeting will begin at 4:30 p.m. in the City Hall Council Chambers, 1 City Plaza.
The first case is a request by Dawn Lawson for rezoning of about 14,000 square feet in property at the northeast corner of West 9th Street and South Second Avenue from light industrial to low-density residential.
The second case is a request by Dahl, Robins and Associates, on behalf of Avenue 6E Land LLC, for approval of the preliminary plat for the Driftwood Ranch Units No. 1 and 2 Subdivision. The plan calls for dividing 89.9 acres into 227 residential lots, ranging in size from 9,132 square feet to 24,469 square feet. The property is located at the southwest corner of South Avenue 6E and East 44th Street.
The last two cases center on requests by the city, which wants to amend the Infill Overlay Districts portion of the Zoning Code. Since adoption of the Infill Overlay Districts last year, staff has identified several changes that need to be made within the ordinance, including the addition of permitted and conditional uses within the underlying zoning districts, as well as the need a pre-development meeting to identify potential incentives related to a proposed project.
The city is also requesting a text amendment to the Zoning Code related to corner markets. Over the past few years, staff has seen an increase in the number of residents looking for the opportunity to establish small commercial businesses within the residential districts.
Based upon the needs of residents, staff is recommending a text amendment permitting certain commercial development to occur within residential neighborhoods, in an effort to provide mixed-use development within the Infill Overlay District.
