P&Z to hold two hearings Monday
Cases involve second drive-thru, final plat change
The Yuma Planning and Zoning Commission will be holding two public hearings during its Monday meeting, which will take place at 4:30 p.m. in the City Hall Council Chambers, 1 City Plaza.
The first hearing is on a request by Scott Audsley, on behalf of McDonald’s Real Estate Company, to allow the addition of a secondary drive-thru lane at the site of the fast food restaurant located at 1195 E. 16th St. The restaurant is in the General Commercial/ Aesthetic Overlay District.
This proposed modification will significantly deviate from the existing legal, non-conforming site and will require a conditional use permit, according to a staff report.
The second public hearing is on a request by Colvin Engineering, on behalf of Terraces Business Park AZ, LLC, for an amendment to the approved final plat for the Terraces West Subdivision. The developer is proposing 15 residential lots ranging in size from 10,225 square feet to 40,586 square feet for the property located north of Interstate 8, west of the Terraces Two at the View Subdivision.
The final plat for the Terraces West Subdivision was originally approved in April. The developer is now requesting to reorient the northern lots so as to provide a usable lot for the new home designs. This new orientation will not increase the number of lots, nor will it affect the existing development to the east, a staff report said.
